1. How is Sun Dale different from other lake-front developments?

 

Sun Dale eliminates the frustrations of cabin ownership by providing you with valet boat docking and storage services, a community owned and maintained sewer system, and a community owned and maintained water system.

 

This means while your neighbors down the lake are fixing their docks and boat launches, hauling drinking water, and pumping their septic tanks, you will be enjoying the beach.

 

Sun Dale is different from other developments because it is an environmentally sustainable community.

As well, Sun Dale will have a wide range of resort standard amenities for the use of its residents.

 

2. What amenities will be included in the development?

 

Sun Dale operates like a resort, and as such, offers a wide array of amenities to its members, including:

 

  • a community recreation centre that will house:

    • a gourmet coffee and refreshment lounge;

    • ice cream shop;

    • summer store ; and

    • change rooms and showers

  • adult and children’s pools;

  • hot tubs;

  • a beach volleyball court;

  • amphitheatre and performance facility;

  • canoes, kayaks and paddleboats;

  • power boats and fishing equipment rental (for a fee); and

  • water and sewer services.

 

3. Will the store sell cigarettes and liquor?


No. Tobacco products are available in Silton. Liquor is available in Silton on a seasonal basis. Liquor vendors in Craven and Bulyea are open year-round.

 

4. Will the water supply be drinkable?


Yes. The water will be drinkable and de-mineralized so that softeners will not be required.

 

5. How do you make lake water drinkable?


We use a four stage treatment process which includes reverse osmosis. This will produce high-quality, safe drinking water

 

6. Who will pay for resident’s septic tanks?

 

There is no need for septic tanks at Sun Dale. Sewage will be pumped from your home to a community treatment facility, eliminating your need to deal with sewage pumping etc.

 

7. What would be the benefit of purchasing a view lot?


Sun Dale is being developed to ensure all residents, no matter where their lot is located, have access to a resort standard beach and boat facilities without the initial capital and ongoing maintenance costs and inconvenience of boat lifts, piers and boathouses.

 

Many view lots overlook the community beach. All of our view lots will have spectacular views of Last Mountain Lake, and direct access to Sun Dale's beach, beach amenities, and the community recreation centre.

 

8. What is in a sustainable Sun Dale home?


A sustainable Sun Dale home is one that assists us in reducing our environmental footprint. All Sun Dale homes will at minimum meet Energy Star certification. Many homeowners will upgrade to improve the Energy Star rating of their homes. As well all sustainable homes will be part of Sun Dale’s sustainable community.

 

9. How is this community more sustainable than others?


As a community, we incorporate a number of sustainable living practices. We have developed construction and community waste management guidelines. The key goal of the guidelines is to divert waste from the local landfill through reuse and recycling.

 

10. Will you use environmentally responsible practices in the construction of the development?


Yes. Prior to the commencement of construction, detailed waste reduction guidelines will be developed for use by onsite general construction contractors.

Our construction waste management guidelines and services will be developed on the premise that construction contactors need to participate in, and take responsibility for, managing the waste they generate.

 

11. What are you doing to assist Sun Dale residents to be environmentally responsible?

 
Sun Dale will be implementing a number of initiatives to assist residents in being environmentally responsible.

 

Recycling and waste receptacles/bins will be provided and will be located throughout the development beginning with the 1st development phase.

 

Composting of organic materials will be encouraged. Backyard, on-site, and centralized composting systems will be set up throughout the Sun Dale development to recycle organic materials. With these systems community residents will have the ability to contribute to waste diversion and to the creation of a valuable soil amendment for gardening and landscaping use.

 

12. How do I launch my boat?

 
As a dockiminium member, you can pre-arrange to have your boat launched by the boat valet at a certain time. Alternately you can ask the valet to accompany you to the launch. The valet will take your vehicle and trailer to the compound and bring it back when you return.

 

Sun Dale encourages any alternative that residents or visitors may request as long as no trucks and trailers are left parked beside the boat ramp. The resident's vehicle or the Sun Dale truck can be used for this service depending on preference.

 

13. Does Sun Dale provide any incentives to build right away?

 
Sun Dale has provided incentives to encourage builders to build right away – ensuring that prospective Sun Dale homeowners won’t need to wait for builders to become available.

 

14. Why do you have only 1 year to finish building your resort home from the date of purchase?

 
This policy is intended to protect property values for all homeowners, by ensuring homes are actually finished within a reasonable period of time.

 

15. Will you have a “no wake” zone on your beach?

 
Yes. We will have a no wake zone near the swimming area to ensure residents are able to enjoy the lake both on it and within it.

 

16. When will construction start?

 
Construction is underway.

 

17. Where is the closest elementary school to the development?

 
The closest elementary school is in Bulyea, which is part of the Horizon School Division. The closest high school is in Strasbourg, which is also part of the Horizon School Division. Bus service is available for Sun Dale residents.

 

18. Where is the closest Service Station?

 
There is a card-lock filling station in Silton. Full service stations are available in Craven, Bulyea, and Lumsden. Members of the dockiminium can refuel boats at the dockiminium.

 

19. Where can I purchase propane?

 
All residents of Sun Dale will have natural gas and natural gas, barbeques are encouraged. Propone tanks are available in Silton.
